The selling of your home is a huge undertaking if not done correctly. It can be both disappointing and frustrating. But it does not have to be if you take advantage of all the information that is out there. Having said that let's start by calling this process by its own terminology (By Owner).

When selling your home you have to put yourself in the right mind-set. First, you have to realize that you are in direct competition, yes competition, with every one that is selling their home in your neighborhood and the adjoining neighborhoods. Most of the traffic you will see come to your home will be the result of would-be buyers driving through your neighborhood. So you will have to create curb appeal. That appeal is what will entice the buyer to want to stop and see more. You begin by going to home shows and watching TV shows on how to create that curb appeal. Seek out all the information available to you to reach that goal. But remember, do not overdo it. Some suggestions include:

1. A fresh exterior coat of paint

2. Spruce up the yard (Mow the grass, plant some flowers, and use your imagination). Let's face it you have probably had many ideas of what you wanted to do to improve the yard in the past that were both inexpensive and attractive.

3. Pressure wash the driveway, if needed.

Now, you've gotten people to stop and they want to come inside to take a look. Hopefully, you took the same care to spruce up the inside of your home. Such as painting, new carpeting, or flooring, maybe some trim molding & window treatments. There is help here to, at the same home shows, TV shows and let's not forget the Internet.

Now let's just say you did everything right and you have turned your home into a showpiece, and you are still married after going through the stress of completing all those tasks without too much arguing. Not to mention having мейд the mandatory 6 trips to the local Home Depot for each project and maybe have spent a night or two in jail for spousal abuse.

Your hard work has not been in vain, you have now turned your home into the neighborhood showpiece. You are ready to try to sell, provided that is, if you have not had a change of heart and fell in love with your home again. OK, you are upset about having spent a couple of days in jail, so no matter what, you are going to sell, and you are intent on selling the home yourself. I think this really points to your fool heartiness or your courage, or just pure stubbornness.

After all is said and done you now have someone that wants to buy your home. Here is where you have to be practicable. Just because your aunt Hilda told you what she thought your home should be valued at. Or what your neighbor sold his home for, a year ago it is not that simple. So do yourself a favor and get an appraisal from a Certified Residential Appraiser. He or she will search out the market and give you a current value for your home.

Now many of you are saying I don't need an appraiser, I can value my home myself! Maybe you can, but let's say you fall in the category of the rest of the home owners, and think your home is worth more than it really is. This is a very common misconception and it's a biggie that costs a seller dearly.

Remember this point: The longer your money stays in a buyers pocket the more money you loose.

Let's say that you feel your house is worth $325,000 but the appraised value is $250,000. That is a wide margin and can be a deal killer, but even worse it can cost you money. How, you ask? As a point of reference the market is stagnant in some areas and the average time a home is on the market is from 6 to 18 months. So a 3 year marketing time for an overvalued home is not a far reach.

For the purpose of this illustration suppose you sold your home within the time frame of 3 to 6 months for $250,000. The $250,000 is deposited into a CD and the current rate is 5.5% per year for a 3 year period. At the end of the 3 year period the CD will have a value of $293,560- it will have earned you $43,560. Now suppose we add the taxes and insurances you would have paid on the home for those 3 years. For insurance we will add about $7,000 a year for a total of $21,000 in the 3 year period and for taxes about $8,000 a year for a total of $24,000 in the 3 year period. If you are wondering why I added those figures to the $293,560 it is because it is money you saved and therefore earned. The $250,000 you realized in the sale of your home now has an adjusted value of $338,560.

But, if you held on waiting for the buyer that will give you $325,000 and it takes 3 years, the adjusted value is now $236,400. This figure is arrived at by subtracting the $43,560 that you would have earned over the 3 year period if you had invested in a CD leaving you with $281,440. Next you will deduct the taxes and insurance of $45,000 for the 3 years leaving you with an adjusted value of $236,440.

Now some will say if you sold your home and bought a new home you would pay taxes and insurance for that home. True, very true, but since you did not sell the home you would be paying taxes and insurance for a home you no longer wanted. And you would be paying to keep that home in the pristine condition that would make it more marketable, which would take special care and expense. I say special care because you would not hang that picture of your wife or husband's favorite Aunt because you did not want to make a hole in the wall or you would not dance across the floor with your spouse for fear of marring the floor. And you really should, after all you did face a charge of spousal abuse. As a direct result of all the extra caution the quality of life will not be as enjoyable as it would have been had you sold your home sooner. Would that degree of caution affect the quality of your environment? Yes of course! Can I place a value on that discomfort? No, so I used taxes and insurance.

The figures I used were just to illustrate my position, that the longer your money stays in the buyers pocket the more money you loose. So those figures are not to be taken as fact. Now, if you were to use a realtor to sell your home. Your home would be marketed on the MLS system and the flow of buyer would not be limited to drive by traffic. And if you listen to said realtor, you would raise your level of expectations. And if you were to use a Certified Residential Appraiser, you would get a current value that can be authenticated with the report provided, giving your price creditability. Again raising your level of expectations, and maybe saving your marriage.
